Custom homes in The Trails at Thousand Oaks
Two hundred forty-four homesites on 518 acres between Marble Falls and Horseshoe Bay, with 130 acres left as greenspace and a four-acre private lake at the center. The developer lets you choose your own builder and build when you're ready, which is exactly how we like to work.
One-acre lots, a private lake, and your choice of builder.
The Trails sits off the road between Marble Falls and Horseshoe Bay Resort, a few minutes from either. Lots run about an acre and up, and the developer kept a quarter of the land as open space, so the homesites back to woods and trails rather than each other. The Lakeside Pavilion on the four-acre lake is the community gathering spot.
There's a property owners association with design guidelines and a minimum home size, and the developer offers both bank financing and owner financing on lots. Water comes from a community system rather than a well; septic is by lot.
Marble Falls ISD serves the area. Confirm the campus assignment for a specific lot with the district.
Building in The Trails at Thousand Oaks
The Trails is a good match for our plans. Every one of them clears the typical size and masonry minimums in a community like this, and an acre gives us room to set the house for the view and keep the trees. We prepare the design review packet and submit it, and the contract price waits until it's approved.
Because there's no deadline to build, a lot of owners buy the lot first and design later. If that's you, we'll walk the lot before you close and tell you what it will support, so there are no surprises when you're ready to start.

The same process we use everywhere, with what's specific to The Trails at Thousand Oaks handled up front.
We walk the lot first.
Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
