An 860-acre gated, high-fenced community about ten miles south of Marble Falls toward Spicewood, with 230 lots of two to ten acres and Hill Country views in every direction. Blackbuck antelope roam the property, which is what keeps the ag exemption and the property taxes low.

Summit Springs is in southern Burnet County, between Marble Falls and Spicewood, roughly an hour from downtown Austin. Most lots are about three acres; some run past ten. The community is gated and high-fenced, with underground electric and a central water system, so you don't drill a well.
Restrictions are light. There's a property owners association, but the rules leave room for barns, shops and outbuildings, and there's no builder roster. More than fifty custom homes are already in, and lots are still listed.
The antelope herd is the reason the lots carry an agricultural exemption. Taxes on a ten-acre lot have run in the hundreds of dollars a year rather than the thousands.
Building in Summit Springs
Three acres is a different design problem from one. We spend more time on the approach: where the drive comes in, how the house reveals itself, where the shop or the guest house goes so it doesn't crowd the main house. Our Mark plan, all on one level with porches along the whole back, was drawn for exactly this kind of lot.
Septic is by lot and the soil here is rocky, so we get the septic evaluation done early, before the house is placed. Central water saves you a well but we still confirm the meter and the pressure for the specific lot.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

Can I use my own builder in Summit Springs?
Yes. There's no builder list. The POA has light restrictions, and we handle the review.
Do I need to drill a well?
No. Summit Springs has a central water system. Septic is per lot, and we design and permit it as part of the build.
How does the ag exemption work?
The community keeps a free-ranging blackbuck antelope herd, which qualifies the lots for an agricultural valuation. Confirm the current status with the Burnet County appraisal district for the lot you're considering.
How far is it to Austin?
About an hour to downtown, and about 20 minutes to Marble Falls.
