The gateway to the Highland Lakes, about an hour from downtown Austin and 45 minutes from Leander on RR 1431. Marble Falls has grown by roughly a third since 2020, and most of the land worth building on is outside the city limits: acreage communities with light restrictions, and open ranch land with none.

Marble Falls sits where US 281 and TX 71 meet, on Lake Marble Falls with Lake LBJ a few minutes west. The town itself is about 9,400 people, with a new hospital, a growing Main Street, and enough retail that you don't drive to Austin for groceries. The Hill Country west of town is where the acreage is.
Inside the city you get municipal water and sewer and a city building permit. Outside it you're in Burnet County: a county development permit, a septic permit, and either a private well or a community water system, with Pedernales Electric for power. There's no county building inspection the way a city does it, so the builder's own standards matter more here.
Schools are Marble Falls ISD for most of the area. Some acreage north of town falls in Burnet CISD, so we check the parcel.
Building in Marble Falls
Our clients in Marble Falls fall into two groups. Some buy a lot in a planned acreage community like The Trails at Thousand Oaks or Summit Springs, where the roads and water are in and a design committee keeps the neighborhood consistent. Others buy raw land and want a house placed for the view. We do both, and the first step is the same: we walk the land before we price anything and settle the water, septic, driveway and power questions that decide the budget.
The commute from Leander is a real drive, so we plan the build around it: fewer, longer site days, a milestone schedule you can follow from home, and one person to call.

What permits does a custom home need outside the city limits?
A 911 address, a Burnet County development permit, and a septic permit through the county's development services office. If the lot is inside the city's extraterritorial jurisdiction, subdivision rules still run through the city. We handle all of it.
Is there city water on acreage?
Usually not. Most acreage communities run a community water system or private wells, with septic. A few close to town have city water. We confirm it for the specific lot.
