Gated rural acreage in eastern Burnet County, near the Travis County line, with three to nine acre lots, seasonal creeks, mature hardwoods and a private park on Cow Creek. It carries a Marble Falls address but sits closer to Liberty Hill and Cedar Park than most of the Highland Lakes, which makes the commute easier than the name suggests.

About the neighborhood

Creek lots and hardwoods, closer to Cedar Park than you'd think.

Canyon Ridge Springs is reached from FM 1174 and Cow Creek Road on the north side or RR 1431 on the south. Lots run about three to nine acres, some with creek frontage and swimming holes. Roads are paved, the community is gated, and there's a park and pavilion on Cow Creek for residents.

Restrictions call for at least 1,750 square feet of conditioned space and 80 percent masonry, stucco, stone or log exteriors. The HOA runs a few hundred dollars a year plus a road fee. Water is by well or nearby service depending on the lot, and septic is standard.

School district depends on the exact location, since the community sits near the Burnet CISD and Marble Falls ISD boundary. We check the parcel.

Building in Canyon Ridge Springs

The creeks and the trees are why people buy here, and they're also what we design around. We place the house for the view of the creek, keep it out of the flood line, and route the drive so the hardwoods stay. All of our plans clear the size and masonry minimums with room to spare.

Wells here vary by lot. We get the well information before we price, and where a well hasn't been drilled we budget for it honestly rather than guessing.
