Most of the land for sale around Liberty Hill is outside any subdivision: one- and two-acre tracts near town, five to forty acres farther out, and a few big ranches. Building there means the county is your only reviewer, and the land itself is the thing to get right.

Liberty Hill is north of Leander on Highway 29 and Ronald Reagan Blvd, and the unincorporated land around it is where a lot of our clients end up. Tracts near town run one to two acres; a few miles out they run five to forty, and a handful of ranches go past a hundred. Smaller tracts cost more per acre than big ones.
Most of the area is Liberty Hill ISD, with Georgetown ISD covering parts of the east side. The boundary isn't tidy, so check a specific parcel with the district's zone lookup before you buy for a school.
Downtown Austin is about 40 to 45 minutes.

Building on rural acreage is what our plans were drawn for, and it's a different job from building in a subdivision. Before we price anything we walk the parcel and answer the questions that decide the budget: where the water comes from (well or a rural water supplier), where the septic field goes and what the soil will support, how power and internet reach the site, whether the parcel is in the city's extraterritorial jurisdiction, and what the driveway and the drainage will cost.
Then we place the house for the view and the trees, and give you a high and a low estimate before you close on the land.
