About the neighborhood

Seven to thirteen acres, no HOA, two miles from town.

Redbud Ranch was established in 2023 by a custom builder who developed the land and sells lots to owners who can use any builder they like. Roads are newly paved with a landscaped entrance, Pedernales Electric is buried at the street, and the tracts carry an ag exemption through grazing.

Water is by private well, and at least one lot already has one drilled; septic is by lot. Seven-acre tracts have listed in the mid $200,000s.

Johnson City ISD serves the community. Both Austin and San Antonio airports are about an hour away.

Building in Redbud Ranch

No HOA means the county and the deed restrictions are the only reviewers, so the schedule is in our hands. We walk the tract for the view and the well site, plan the house and any outbuilding together, and give you a high and a low estimate before you close.

On ten acres with long views, the Luke plan puts the view on both floors; the Matthew spreads a farmhouse across one. We'll lay either out on your tract before you decide.

Step one

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Approvals

We run the review packet.

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
