A private gated community on spring-fed Miller Creek off the US 290 and 281 corridor, with tracts of ten to twenty-five acres, some with year-round creek frontage you can swim in. It's the top of the Johnson City market, and the lots are drawn for houses that take advantage of the water.

About the neighborhood

Year-round creek frontage on ten to twenty-five acres.

Byrd Ranch Estates is on Byrd Ranch Road in Blanco County. The HOA runs about $800 a year and the entrance is gated. Tracts run from about ten acres to twenty-five; the creek-frontage lots list well above the rest, into seven figures.

Utilities are private well and septic, as on nearly all Johnson City acreage. Homes are custom; we found no builder list.

Johnson City ISD serves the community.

Building in Byrd Ranch Estates

A creek lot is designed from the water back. We set the house for the view of Miller Creek and keep it above the flood line, then place the pool and the porches between the house and the water. The Romans plan, wrapped around a courtyard pool, was drawn for a site like this.

We confirm the floodplain, the well and the septic setbacks from the creek before pricing anything.

Step one

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Approvals

We run the review packet.

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

Homes here are custom and we found no builder list. We'll confirm the covenants with the HOA before you commit.

Do all lots have creek frontage?

No. A few front Miller Creek and list accordingly; the rest are interior tracts with views.

Is it on well and septic?

Yes. On a creek lot we keep the septic field well back from the water and confirm the floodplain first.

How far is it to Austin?

About an hour to downtown via US 290.
