Custom homes in Cherry Hollow Estates

Multi-acre lots off Nameless Road with no HOA and minimal restrictions. One of the more rural corners of Leander, and one of the few where the land, not a committee, decides what you build.

About the neighborhood

Rural acreage with no HOA and no committee.

Cherry Hollow Estates is reached from FM 1431 by way of Nameless Road, Lindeman Lane and Cherry Hollow Crossing. It's one of Leander's older, more rural neighborhoods: multi-acre lots, some fully fenced and gated by their owners, and no homeowners association.

Sales are rare. Owners hold on, and there hasn't been much on the market in recent years, so when a lot or an older home lists it's worth moving quickly.

Utilities vary by lot, so we confirm water and septic for the specific parcel during the site walk rather than assume.

Building in Cherry Hollow Estates

No HOA means no architectural review, so the approvals are the county's and the constraints are the land's. We start with a topographic survey and a septic evaluation, then place the house for the view and the trees. Multi-acre lots give us room for a long approach, a detached shop or barn, and a pool without crowding anything.

Several of the original homes are candidates for a teardown. If you're buying one for the land, tell us before you close and we'll price the rebuild alongside it.

What building here with us looks like.

The same process we use everywhere, with what's specific to Cherry Hollow Estates handled up front.

Step one

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Approvals

We run the review packet.

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

During the build

One person to call.
