Custom homes in 7 Creeks Ranch
Twenty-two hundred gated acres in the Shady Grove area east of Burnet, a mile from the 7 Creeks Vineyard, with tracts of six to thirty-five acres, a ten-acre stocked lake and an 18-acre park with a pavilion. Equestrian friendly, ag exemptions available, and no builder roster.
A private lake, big tracts, and a vineyard next door.
7 Creeks Ranch is reached from TX 29 and US 281 on the east side of Burnet. Tracts run six to thirty-five acres, with ten-acre lots the most common listing. The POA maintains community standards and the amenities: the fishing lake, the park with playground, pavilion and fire pit, and the gate.
Existing homes have sold from the high 800s to well over a million. Utilities on the tracts are private well and septic. A custom builder has built here, and there's no exclusive builder.
Burnet CISD serves the area.
Building in 7 Creeks Ranch
Ten acres gives us room to think about the whole property: where the house sits for the view, where the barn goes, how the drive winds in. Our Romans plan with its courtyard pool works well on a tract where the outdoor space is the point, and the Mark plan spreads across one level for a family that wants everything on the ground floor.
We confirm the well situation and the POA standards before pricing, and prepare the architectural submission as part of the design.

The same process we use everywhere, with what's specific to 7 Creeks Ranch handled up front.
We walk the lot first.
Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
