Feild Ranch is one of the newer ranch subdivisions north of Burnet. Every homesite is about ten acres, which keeps the neighborhood consistent. The POA holds recorded covenants and a plat, and the entrance is gated. Underground electric is in place; water is by private well and septic by lot.
Tracts have listed from under $200,000 to about $300,000, and the developer provides lender information for lot financing.
Burnet CISD serves the area. Lampasas is about fifteen minutes north.
Building in Feild Ranch
On a Feild Ranch tract the live oaks decide the house site. We walk it with the tree survey, find the spot with the view and the shade, and route the drive around the oaks rather than through them. Ten acres leaves plenty of room for a shop or a barn, planned with the house.
Wells in this part of the county vary. We get the well information first and price honestly.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.
We run the review packet.
Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.

Can I use my own builder in Feild Ranch?
Yes. There's no builder list. The POA covenants apply, and we build to them.
Is there water on the lots?
Underground electric is in. Water is by private well and septic by lot; we confirm the well before pricing.
Are the tracts ag exempt?
The community markets them as ag exempt. Confirm with the appraisal district for the specific tract.
