Ranches at Canyon Creek is about 40 minutes from US 183, reached through Bertram. Roughly 170 owners share more than two miles of paved private road, a gate with owner and contractor codes, street-level trash pickup and common mailboxes. The POA is elected by the owners and runs a few hundred dollars a year.

Every lot is well and septic, with electric at the street. The covenants set material standards for homes and run architectural requests through the POA, but there's no builder list. Many owners carry a wildlife exemption and pay very little in property tax.

Active listings run from five-acre tracts to twenty-plus acres. Burnet CISD serves the area.

Building in Ranches at Canyon Creek

On five to twenty acres the house is only part of the plan. We design the approach, the house, the barn or shop and the well site together, so the pieces relate to each other and to the view instead of landing wherever the first contractor parked. Our Mark plan, one level with porches along the back, was drawn for lots like these.

The well is the budget question. Yields vary across the property, and the county no longer reviews water on larger tracts, so we get a well report or a driller's estimate before we price the house.

We walk the lot first.

Slope, trees, the view corridor, where the driveway can enter, where the utilities come in. We do this before drawing anything so the plan fits the land instead of getting squeezed onto it.

Elevations, materials, the site plan, septic where it applies. Where there's an architectural committee we prepare and submit it, and the final contract price waits until it's approved.
