Owners bring their own builder, the minimum is three thousand square feet with a three-car garage, and the neighborhood has become one of the top addresses in Hays County.

Medlin Creek Ranch started as a mid-1990s custom neighborhood and has turned into luxury estate territory since about 2015. Lots run from just under two acres to more than twenty, most three to six. Sections along Redemption Avenue are gated; HOA dues vary by section from a few hundred dollars to about $1,400 a year.
The architectural guidelines call for at least 3,000 square feet and a three-car garage, and homeowners choose their own builders. Utilities are well and septic. Sales are mostly resale and spec at a high price point; new lots come up occasionally.

The 3,000 square foot minimum puts our larger plans in play: Romans, Luke and Mark all clear it, and on three to six acres they have room to breathe. We design the site for the oaks and the horses if you keep them, and prepare the guideline submission before the contract price is final.
Water here is a Trinity well under drought curtailment, so we plan rainwater collection into the roof and site design from the beginning rather than adding a tank later.
