Grand Mesa is the acreage section of Crystal Falls, the large master-planned golf community on the northwest side of Leander. It sits behind its own gate off Crystal Falls Parkway, bordered by Goodnight Trail to the north and High Lonesome to the west, in the 78641 zip code. Homesites run from about one acre up to six, and most of the homes on them are between 3,000 and 7,000 square feet.
Unlike most of Crystal Falls, Grand Mesa lets you choose your own builder. Lot owners submit plans to the neighborhood's architectural review committee, which is how the neighborhood keeps its look: limestone and stucco, deep setbacks, and the big oaks left standing. It's also a dark-sky neighborhood, with limited streetlights, so exterior lighting comes up early in the design conversation.
Residents have access to the Crystal Falls amenities: the golf club and pro shop, tennis courts, trails, a community park and playscape, and the 19th Hole pavilion with its outdoor kitchen. Crystal Falls Town Center, with a Randalls and a Starbucks, is at the neighborhood's front door. Downtown Austin is 30 to 35 minutes down US 183 and the 183A toll road.
Building in Grand Mesa
Our floor plans were drawn with this kind of lot in mind. Every one of them fits a half-acre or larger homesite, so a Grand Mesa acre gives you room for the house plus a pool, a summer kitchen, a detached shop or a guest casita. Because the lots are irregular and many of them slope toward a view, we start every project here with a site walk and a topographic survey, then adjust the plan to sit right on the land before we price it.
Our process covers the parts that trip people up in a gated community: the architectural review packet, the HOA approvals, the tree survey, and the dark-sky lighting plan. All of that is done before you sign the final contract price, so there's no surprise addendum after the committee weighs in.
